Using Mini Storage to Help Sell Your Home
With the housing market so tight, it is important to do as much as you can to maximize the chances of selling your house. Renting a short-term storage unit during the pre-sale process will make it easier to prepare your house for the open house.
You will need to thoroughly clean your house before showing it. This should be a cleaning job like you have never done before, so you want to remove as much furniture as possible to gain access to all those hard to reach places. This is where the short-term storage unit comes in. You can temporarily store your home's furniture, one room at a time, as you clean the vacant room. By doing this, you will see areas of the rooms you would have missed had the sofa and chairs still been in their usual locations. It may seem like an insignificant detail, but that's all it may take to turn off a potential buyer.
Clean up the entire house, taking everything you can to your storage unit. Remove all junk in the basement and garage and everything else that may be blocking your access to areas that need to be cleaned. Clear everything away from windows and doors as these can make the best (or worst) first impression to a potential buyer. Get rid of all clutter before showing your house. This includes any furniture that you can live without on a temporary basis. Clean, sparsely furnished rooms will appear larger to a buyer and also allows them to mentally picture their own furniture in the room instead of seeing how your family has decorated.
If you have children, be sure to spend extra time cleaning up their rooms, especially if they have posters or photographs on the wall. Try your best to remove all clutter from the room, boxing up anything that is not being used and taking it down to your storage. If you can, leave only large furniture and a few large pictures to give the room a lived-in, but still clean, look. Be sure to label all boxes clearly so you can easily locate the items that came from each child's room. Clean and polish all surfaces that may be dusty, including television and computer screens.
You can keep your furniture in a storage unit, so long as you protect everything properly. A furniture cover can keep the dust and dirt off of your items, but may be too thin to protect it from scratches and dings. Do not place upholstered items on the floor of the storage unit. Stack all chairs seat-to-seat on each other or on top of tables and dressers. Large, heavy pieces of furniture make a great foundation for stacking the rest of your belongings inside the rental unit. You can use the inside of drawers to store smaller items that may be lost in a large box. This also maximizes the available space in your storage unit.
Clear all sporting equipment, basketball nets, pool toys, or other children's items from the yard. Garden gnomes and other personal decorations should also be taken to your storage unit until the house is sold. Other home and garden equipment that should be taken to the storage site to remove clutter include lawnmowers, garden tools, old cars, barbecues, and piles of firewood.
Clean out and organize all kitchen cabinets, pantries and closets to make the home look cleaner and more presentable. Take all of the contents to storage until you are done with all open houses. Make sure your house is kept clean and presentable every day during the showing period. Clean out closets to make the house seem like it has an abundance of storage. Again, take all the clothes from these closets to your storage unit temporarily.
All of your dishes, plates and glassware can be kept in storage if you are extra careful to protect them during the move. Glass items should all be individually wrapped, with cups and bowls nested and plates stood on their edges. A layer of packing paper inside the bottom and top of each box will cushion the glassware from damage. The wrapped glasses should be placed near the top of the box, with the boxes of glassware being stacked on the very top of all other boxes of household items. Label all of the glassware boxes so you will know not to bang or throw them while moving between the house and your storage unit.
